1.既存建物の耐震性能を耐震補強と一部軽量化によって現行法レベルまで向上。
2.現代的なホテル運営に合うように構造体も含めリプランニングとデザイン変更。
3.最新の設備システムに一新し、外装材・内装材もスケルトン状態から一新。

を行い、築40年以上を経過した建物を再生、長寿命化しています。豪雪地帯でもあるので耐震補強設計はとても重要なポイントですが、法的、構造的な検証・設計を行い確認申請を提出し工事着工しています。古い建物を再活用する際にも、「遵法性」と構造躯体の「安全性・耐震性」を確保した設計が 社会や街、経済にとって持続可能で環境にもやさしい長寿命建築になると考えています。
また、このような設計・改修工事、建築や街並み・法律に対する施主の理解も素晴らしいと思います。
既存建築ストックの有効な活用は、街づくりや観光・景観の点でも大きな可能性があるのではないでしょうか。

1. The seismic performance of the existing building has been upgraded to meet current legal standards through seismic retrofitting and partial weight reduction.
2. The layout and design, including the structure, have been reimagined to align with modern hotel operations.
3. The entire building has been equipped with state-of-the-art systems, and both the exterior and interior materials have been completely renewed from the skeleton stage.

This project revitalizes and extends the lifespan of a building that is over 40 years old. As the hotel is located in a heavy snowfall area, seismic retrofitting design was a crucial aspect. After thorough legal and structural verifications and design, a building permit was obtained, and construction commenced.

We believe that ensuring “legal compliance” and the “safety and seismic resistance” of the structural framework in the reuse of old buildings leads to sustainable, environmentally friendly, and long-lasting architecture that benefits society, communities, and the economy.
